Shawmont Votes To Expand its Boarders

The RSVA's expansion will make the group the RCO for Dearnley Park.

Shawmont's civic association is getting a little bigger. The Residents of Shawmont Valley Association (RSVA) voted to expand its borders at its meeting Tuesday night. The civic approved a motion to include Dearnley Park in its purview, aiming to provide a voice for the small Roxborough neighborhood in matters of zoning. "For zoning changes, a community organization would have to be involved," Shawmont president David Cellini said. "For us to be the [registered community organization] of [Dearnley Park] we have to vote on this tonight." The neighborhood group voted yes on a proposal that would push the boarders of the RSVA to include Harmon Road, Umbria Street and the area surrounding Flat Rock Road to the south. Shawmont Civic to Talk Expansion

The group is also planning to discuss new home construction.

The Residents of Shawmont Valley Association plans to discuss expanding its borders at its meeting on Tuesday, according to a release from the civic association. According to the group's agenda for its upcoming meeting on January 22, the group will discuss working with Helene Rodgers to expand its boundaries to include the Dearnley Park neighborhood. The group also plans to discuss new homes being built on Shawmont and Nixon streets. In addition, the meeting will cover land conservation efforts, traffic safety concerns, and sidewalk and driveway concerns on Eva Street in Roxborough. The meeting is schedule for 6:30 p.m. at the Andorra Library on Tuesday, January 22.

Shawmont Can Check Out Proposed Twin-Home Property

Property owner invites residents to view 16 Shawmont Ave.

Local civic association occasionally clash with real estate developers, but at a Shawmont Avenue property, the neighborhood group and property owner look to work together. Shawmont residents are invited to 16 Shawmont Ave. Monday at 4 p.m. to walk the site where four single-family homes (two twins) are proposed by Ralph Sposato, according to the Residents of Shawmont Valley Association. Sposato lives at the 5.5-acre property and wants to build and manage four new homes. He intends on continuing to reside at his current home and won't sell the subdivided property. 4 Twin Homes Proposed for Shawmont Ave.

One Shawmont Avenue resident proposes building four twin homes at his property, with the intent of renting them, he said. Ralph Sposato, owner at 16 Shawmont Ave., presented plans to the Residents of Shawmont Valley Civic Association Oct. 11 to add four twin houses on his 5.5 acres. Located at the Shawmont-Umbria streets Y-intersection, the plan would develop previously uninhabited land. According to Sposato, he could legally build four, separate, single-family homes, but needs zoning variance to build the twins. Shawmont Talks What's Next for Bike Path

Philadelphia Parks & Recreation answers residents questions on Nixon Street bike path.

With the bulk of construction completed on the Nixon Street bike path along the Schuylkill River Trail, City of Philadelphia employees discussed with residents what's next for the bike path. Constructed over the summer, the bike path behind homes on Nixon Street begins at an uphill climb at Shawmont Avenue and continues the trail from the Manayunk Canal Towpath. Vegetation in the area was removed to build the path and a retaining wall. Residents got their chance to help plan the area's future at a Thursday meeting. Project manager Rob Armstrong, from Philadelphia Parks & Recreation, answered questions on the retaining wall, replanting, parking and safety the Residents of Shawmont Valley Association pitched to him, and promised action items…

Builder, Neighbors Clash Over Shawmont Construction Project

Blair Meadows II begins suddenly, neighbors say; developer says he worked within the system.

While residents scramble to stop a development project in rural Shawmont, one landowner asserts his property rights and continues a plan to build eight townhouses. Dennis R. Williams of DRW Builders began excavation and tree clearing August 14 at 200 Shawmont Ave., referred to as phase II of the Blair Meadow Project. With zoning in line, city permits and approval from the Philadelphia Water Department, Williams seeks to erect the eight attached single-family homes behind the current six at Blair Meadow I. However, Shawmont neighbors and City Councilman Curtis Jones, Jr. feel Williams should have notified them of the project's beginning, and, furthermore, the construction will negatively impact the area's floodplain at Green Tree Run. …

Shawmont Avenue Closed Through Sept. 2

Water department activity shuts down the Shawmont area's main road.

Ongoing activity will close a street in Shawmont for the next two weeks, the Philadelphia Water Department said in a news release. The installation of a 300-foot section of a storm sewer will close Shawmont Avenue through Sept. 2 from from Eva to Minerva streets, according to a news release. The road exists as a link from Upper Roxborough to Manayunk, so motorists should plan for other routes when traveling between the areas near Umbria Street. According to the water department, the work intends to provide storm water flood relief in the hilly and largely undeveloped neighborhood. This work is part of a larger plan that "also entails work along Summit Avenue and Eva Streets to reduce flooding to properties along Eva Street and residents …

so you can't go up shawmont. you can't turn left at eva street.por folks who live on nixon st. or river rd. you have to turn off shawmont onto umbria to ridge and then up ridge to get back to shawmont. wonderful planning two construction projects in the same area at the same time. i wonder what genius thought this up   more ›
